Gifts of Real Estate

While most nonprofits are unable to accept gifts of real estate directly, giving through Community Foundation Tampa Bay allows donors to turn this type of asset into an impactful and tax-efficient gift.

Why Give Real Estate?

Every real estate gift is unique. While donating appreciated property to charity is certainly achievable, this type of gift requires a level of expertise and administration that smaller community foundations and traditional financial institutions are usually not equipped to provide. Community Foundation Tampa Bay’s experience, scale, and specialized staff position us to work closely with donors and their professional advisors to structure the gift appropriately and facilitate the process.

How It Works  

  1. Start the Conversation
    Connect with our team to discuss your goals and the type of real estate you would like to give.   
  1. Property Review and Planning 
    Our team conducts due diligence and works with your advisors to review the property, including factors such as valuation, marketability, ownership structure, and potential tax considerations. 
  1. Complete the Gift 
    Once the gift is approved, ownership of the property is transferred to Community Foundation Tampa Bay. Typically, the property may then be sold, with proceeds directed to your charitable fund. 
  1. Support the Causes You Care About
    Your fund can provide ongoing support for the nonprofits and charitable initiatives that matter most to you, creating impact both now and in the future.
A Real-World Donor Story

How Roger and Natalie Created their Charitable Legacy With Real Estate

Roger and Natalie Parker had owned a rental home since 1991. When their tenant moved out, they realized they no longer wanted to keep the property. Although they considered selling, the potential capital gains tax and the effort required to manage the sale made them hesitant. A friend recommended that they reach out to Community Foundation Tampa Bay to explore donating the home instead.  

After meeting with our philanthropy team, the Parkers chose to donate the property to the Foundation for the benefit of their own fund. They received a charitable income tax deduction based on its appraised value. The Foundation then sold the home tax‑free and deposited the proceeds into their Donor Advised Fund. Today, Roger and Natalie use this fund to make ongoing grants to causes they care about, including health and human services and animal welfare.
